The aim of the Property Income Fund is to provide investors with returns derived principally from rental income with the potential for enhanced capital return.

The fund has invested in smaller, higher yielding properties with the objective of delivering above average rental income. Portfolio risk is reduced through investing across three property sectors (commercial, retail and industrial), a large number of properties geographically spread, and a wide range of tenants and lease terms.

During the investment period, the strategic investment bias was to invest in assets between $10 million to $50 million per asset and would be bought and sold during the life of the Fund to take advantage of market opportunities and maximise investment performance.

The fund is an unlisted wholesale trust which is closed to investors. The fund has now reached maturity and is in the process of being wound up.

At the higher end of the risk/return spectrum, we offer opportunistic property products. AMP Capital has been managing opportunity funds since 1997, providing our investors with access to the value-add and opportunistic sectors in the Australian property market. Our Opportunity Funds Management team has undertaken projects with a diverse range of partners, providing our investors with access to opportunities in development projects and innovative property investments which have delivered attractive returns.

The first of our latest suite of opportunistic funds, the Select Property Portfolio Series, is Select Property Portfolio 1. This is a close ended unlisted wholesale trust, established in 2003 to focus on higher return/higher risk property opportunities, with potential for offshore exposure. The Fund raised $105 million in capital commitments and has a 7 year term. The Fund has fully invested its capital in a range of development and value add opportunities including strata office / warehouse buildings, retirement villages, commercial office developments and residential land subdivisions.

This fund is now closed to new investors.

Our Opportunity Funds Management team has undertaken projects with a diverse range of partners, providing our investors with access to opportunities in development projects and innovative property investments which have delivered attractive returns.

The second fund in the series, the Select Property Portfolio 2 is a close ended unlisted diversified fund that was established in August 2005. It focuses on higher return/higher risk property opportunities in the Australasian property market. The Fund aims to capture an internal rate of return of 17% (before fees, tax and fund expenses) over its 7 year term.

The fund raised over $200 million in equity. The fund has fully invested its capital in a range of development and value add opportunities including land rezonings, strata office / warehouse buildings, retirement villages, commercial office investments with leasing risk and residential apartment projects and land subdivisions.

This fund is now closed to new investors.

The third and most recently established Fund in our latest suite of opportunistic funds is the Select Property Portfolio 3 which was established in November 2007. This fund focuses on higher return/higher risk property opportunities in the Australasian property market and aims to capture an internal rate of return of 17% (before fees, tax and fund expenses) over its 7 year term. This fund is a close ended unlisted wholesale trust and is currently closed to new investors. The fund raised over $190 million in equity and invested in a range of development and value add opportunities including a luxury residential apartment development, and two office investments with leasing opportunities. The sell down of assets has begun, following the implementation of repositioning strategies and capitalising on market opportunities.

This fund is now closed to new investors.
